Co-constructed

The Flaubert project has been designed around a large-scale citizen participation process involving local residents, neighborhood stakeholders and students from the School of Architecture, in order to enrich the project's construction process at every stage.

The Maison du Projet, Terra Nostra's wood-and-earth housing prototype, was designed by 50 architecture students. It welcomes residents and users alike to work on new developments and experiment with the use of natural materials.

Energy efficiency

Wood, earth, straw, green roofs, renewed indoor air quality... Flaubert relies on local natural resources for the construction of new real estate programs. The aim? Improve the living environment, boost the local economy, commit the district to a low-carbon approach and improve the thermal performance of the buildings to aim for a level of consumption equivalent to the 2012 Thermal Regulations, reduced by 30%.

By 2022, schoolchildren will be able to take advantage of this innovative positioning by starting the new school year in a 100% wood school, and the district will be home to Le Hautbois, a wood-frame building featuring 56 social housing units.

Throughout the district, all the buildings will be connected to the urban heating network, featuring an energy mix of over 60% renewable energy, with the commissioning of the Biomax wood-fired power plant currently under construction on Grenoble's Presqu'île.

Vert

In Flaubert, green spaces abound: Flaubert, Georges Pompidou, Alliance, Clos d'Or and MC2 parks... At the heart of the project is the creation of plant continuities between these parks to contribute to the development and preservation of biodiversity while limiting heat islands. Shared gardens will be created around the new housing units, as well as vegetable gardens on the roofs of the new buildings.
High environmental quality

With 700m2 dedicated to urban agriculture on the roof of the parking silo, high environmental quality construction, a neighborhood concierge service, collective work between students and residents to imagine new developments...

For everyone

The Flaubert project incorporates a broad mix of functions and generations, with 1,400 housing units, 9,000 m2 of business and office space, 2,000 m² of retail space, a facility for senior citizens and amenities for future residents, including a new school and daycare center.

Cultural and sporting activities have not been forgotten, with the MC2 and the Bifurk, a "cultural and sporting" industrial wasteland, in the immediate vicinity. Ultimately, the district will benefit from the synergy of these economic, associative and cultural dynamics, with the ambition of building a district of "good living and well-being".
